Before a housing society can start to function like a well-oiled machine, it has to lay a strong foundation of robust administrative framework in its inception stage. The ball gets rolling at the first general body meeting of a housing society. The most critical agenda of the meeting is to elect a working managing committee that can take upon the task of creating a stable grassroot level policy/structure for the daily functioning of the society, which is later handed over to the Managing Committee upon election.

      What is general body meeting?

The first general body meeting is the place where several important rules are set forth and monthly charges are arrived at. The first general body meeting should be held within three months from the date that the society is registered. It is to be called and conducted by the Chief Promoter, however in his absence, it can be conducted by anyone else who is assigned the responsibility by the Registrar. All members of the society are to be informed about the first general body meeting 14 days before the date of the meeting and a notice is to be placed in the society’s notice board. In the same notice, the society should invite nominations from members to form a provisional working committee.

Fundamentals of annual general body meeting

The Annual General Body Meeting of a Society Complex is an annual event held to examine the Society’s significant problems and reach a collective agreement on the most effective solutions available. In an ideal world, the Annual General Body Meeting Society (AGM) would take place before August 14th (or at the time specified in your association’s bylaws).

You may postpone this date for a maximum of three months after receiving authorization from the Registrar of Societies. Assume the Registrar is not persuaded by the explanations provided for the postponement of the AGM. In that case, the Registrar may appoint an authorised official to preside over the AGM at the expense of the organisation.

The majority of the topics discussed at the Annual General Body Meeting (AGM) will be related to Society’s policies, finances, and future course of action. The pieces that can be surfaced during the AGM are limitless; however, specific topics, such as the election of new members, the appointment of auditors, and any policy change addressing the amounts of expenses, among other things, can only be finalised through an AGM.

What is the agenda of the first general body meeting?

      • Election of a President/Chairman for the meeting
      • Review membership applications/ admit new members to the society (other than the promoter members)
      • Form a working (provisional) managing committee which will function for one year till the time regular elections of the managing committee start and will have all the powers of the MC
      • Clearly outline the functions of each member of the provisional committee
Receiving and approving Statement of Accounts made by the Chief Promoter (as on 14 days prior to the date of the first general body meeting)
      • To decide the monthly charges to be paid by the members to the society, including maintenance charges, sinking fund, property tax, parking slots/charges, non-occupancy charges, common electricity charges, building insurance and lift charges, transfer premium charges, interest charges for defaulters, charges for the use of society’s open spaces (if any), water charges, municipal tax, non agriculture tax (if applicable). Any other charges that the society deems necessary should be decided in the meeting.
      • To approve all the expenses incurred from the date of registration up until the first general body meeting
      • Fix the limit of amount up to which funds can be borrowed
      • Authorise/appoint committee members who would be responsible for obtaining right, title, conveyance deed under the name of the society from the builder
      • Appoint an Internal Auditor of the society and fix his compensation (if any)
      • Appoint a member of the provisional committee to call the first provisional committee meeting
      • Discuss and review opportunities of affiliation with any district or federal institutions
      • To pass rules, regulations and code of conduct for the members to ensure smooth functioning of the society
      • To authorise a provisional committee member to carry out bank transactions, cheque signing, transfer of bank account to a district co-op bank, etc.

      Recording of minutes of meeting

The Presiding Officer previously elected will record the minutes of the meeting of the first general body meeting and hand them over to the provisional secretary appointed in the meeting or deputed by the Registrar. The first general body meeting of a housing society sets the tone for the future framework of the society. Thus it had to be immaculately recorded and presided over with much care and attention.

Handover from chief promoter to provisional managing committee

After the election of the provisional committee at the first general body meeting, the Chief Promoter hands over to a committee member the following documents:

      • All records of the society, including registration application and certificate
      • Copy of bye-laws approved and registered by the Registrar
      • Counterfoils of used cheques, unused cheques, forms, challans of amounts deposited in the bank and bank passbooks, statement of accounts, etc.
      • Original/copy of all agreements entered into by him, with vendors, other institutes, builder, architects, etc.
      • All membership applications
      • Information of all promoter members
      • Leftover cash (if any)
      • Vouchers of expenses (if any)
      • All correspondences between society and the Registrar, local authorities, municipal corporation, etc.
      • Building/site plans, approved and floorwise
      • Any other records (digital or physical) that he is in possession of

The Chief Promoter should handover these documents at the first meeting of the provisional committee and no documents or assets/liabilities should remain with him.

Snakes are beautiful and sensitive creatures. A lot of people fear and respect them, but it’s mostly they who fear us. They are an essential part of the natural world and play an important part in keeping the rodent population in check. Although useful, they can scare some of us and they are best left in their natural habitat. It would be a scary prospect to find a snake lurking around your home especially if you have pets or children.

Some people think mothballs can keep the snakes at bay, but this isn’t true. There are a few natural remedies that can keep our slithering friends away. It’s also important not to panic and hurt the snake in the process of getting rid of it. A scared snake can cause considerable harm. So natural repellants work well as these work with the snake’s sense of smell. They have an elevated sense of smell and these natural repellants can keep them away from your home.

      When do snakes come out?

Snakes are more common when temperatures range between 80 and 90 degrees Fahrenheit, which occurs mostly in the spring and summer. They are most active in the early morning and late afternoon because summer temperatures are often too high for them to be out during the hottest times of the day. Snake activity will resume in the late summer and early fall before they hibernate or brumate. Brumation is more common in southern states, where the weather is warmer and snowfall is less likely. Snakes do not sleep during brumation; rather, their bodies adjust to the lower temperatures by slowing their metabolism and becoming less active. On warm winter days, brumating snakes will occasionally emerge to bask in the sun, often surprising unsuspecting people.

Affordability: Most home remedies for snake repellent are significantly less expensive than professional products and services on the market.

Ease of Use: Most home remedies for snake repellent are simple to prepare or apply.

Safety: When compared to professional snake repellent products on the market, most home remedies are non-toxic to humans and pets.

Here are some natural snake repellents that can keep your area snake-free.

      1. Indian lemongrass

A sturdy and strong herb, the lemongrass can keep away snakes, mosquitoes, and ticks. Planting lemongrass around the perimeter of your property will help. They will thrive during the summer months. They don’t grow well in extreme temperatures, so during the harsh winter months, it’s better to keep them indoors. Not only will they keep away snakes, but they’ll also scent the air with a lemony fragrance. The plant is low maintenance and easy to care for.

      2. Garlic and onions

Thought as the most effective ways to keep reptiles away, garlic and onions are widely used to keep snakes away. They contain a component known as sulfonic acid. This is the same chemical that irritates your tear ducts when chopping onions. Garlic odor is really potent. Make a spray with garlic and water and use that to spray the areas that need repelling of snakes and insects. The spray can be prepared by crushing around 10 cloves of garlic or mixing garlic oil with water and sealing it in a spray bottle. Large amounts of spray are needed to keep reptiles away and should be reapplied every few weeks.

      3. Snake plant or Mother-in-law’s tongue

Mother-in-law’s tongue is also called a snake plant. It gets its quirky name from the fact that it’s sharp. It belongs to the succulent family. The plant doesn’t have a specific odor but is still very effective in keeping away snakes. Snakes have poor eyesight and the plant looks dangerous to them, which is why they steer clear. This plant is low maintenance, easy to grow, and attractive. They grow well indoors and outdoors.

      4. Clove and cinnamon oil

Two potent essential oils that can keep snakes away are clove and cinnamon. The oils can be mixed with one and other and sprayed onto a snake when you spot one. However, it would be wise to clear the area while spraying as snakes get confused and can slither in any direction to get away from the spray. The 2 ingredients should be mixed in equal measure and put in a spray bottle. This can be used on any surface around your home. Ensure it reapplied every few weeks to keep snakes at bay.

      5. Marigold

A popular way to keep insects and reptiles away, Marigold is often used as a repellent for mosquitoes. It seems to work on snakes too. The odor from the Marigold is what keeps the reptiles and critters at bay. They are easy to plant and require regular sun and moist soil. Best to plant these at the edge of your property.

There are many other ways to keep snakes away, but they will cause harm to the reptile. Try these natural and humane ways of keeping off your property instead. Some of the other things you can try are ensuring the food source is eliminated and getting rid of places they can hide in. If you have a serious infestation, then clearing debris and keeping the grass short can discourage snakes from entering your property.

Cockroaches are one of the most common pests in Indian homes, carrying various diseases and toxic substances with them. They are frequently found in the kitchen, especially around the sink and leftover food. These enter through gaps in the walls, toilet pipes, and holes in the floor.

House cockroaches grow everywhere they can, spread disease, and frighten even the toughest hearts since some can fly and sit on you while you sleep. Getting rid of them is an intelligent approach to keeping a healthy and hygienic environment in the house to avoid diseases like cholera and dysentery. To get rid of house cockroaches, you may hire a professional pest control company or use easy “how to get rid of cockroaches” techniques.

What are the types of cockroaches?

There are around 4000 species of cockroaches in the world. There are about 40 of them that come under the category of “pests”. We’d talk about 4 species that are found in India.

      1. German cockroach

An adult German cockroach is 10 to 15 mm long. In the head shield, there are two longitude stripes. The male is a pale yellowish brown hue. The form of the body is like a long tongue.

It’s a significant pest in hotels, restaurants, and apartments. It prefers to remain hidden in dark places like behind a refrigerator or under a cabinet.

      2. American cockroach

One of the bigger pest cockroaches, the American cockroach grows to a length of 35 to 40 mm. It often ranges in colour from bright red to chocolate brown.

It prefers a warm, humid environment like drains and sewers.

      3. Brown banded cockroach

One of the tiniest pest cockroaches, an adult Brow Band Cockroach measures 10–14 mm. Its abdomen is striped in yellow-brown.

Like the American cockroach, even these prefer to live in a warm, humid environment.

      4. Oriental cockroach

It is a species that is dark brown. In females, its wings are immature, whereas in males, they extend across the majority of the male’s abdomen.

They can withstand lower temperatures than ordinary cockroaches and would rather run than fly.

      What attracts house cockroaches?

Before we delve into simple “how to remove cockroaches from home” solutions, it’s essential to understand what attracts house cockroaches to our homes. These factors have a role in creating cockroach killer home remedies. Cockroaches, like people, are drawn to food, water, and shelter. Since a house has all three, it is an excellent setting for them. This is why most house cockroaches begin their lives in the kitchen, where all three of these materials are readily available. Cockroaches are drawn to our homes by the following factors:

      • Cockroaches are often drawn to small food scraps on the floor or open food plates in the kitchen. As a result, avoid leaving open food products on kitchen slabs; instead, carefully seal them or store them in the refrigerator.
      • Though it looks as if cockroaches are scared of water, the reality is that they are attracted to a humid environment where there is excess water available. So the kitchen sink is often the home to maximum cockroaches.
      • Many house cockroaches are cold-sensitive and seek warmth when the outside temperature drops. When winter arrives or a chilly spell strikes, they’ll most likely seek out warm spots in your home.

Working on the things that attract cockroaches to your home allows you to make home remedies for cockroaches in your home. The “how to get rid of cockroaches in the kitchen” guide listed below might assist you in getting rid of these unwelcome pests.

      How cockroaches enter your home?

Cockroaches are intelligent insects that can get inside your home through a variety of openings, including: small cracks and holes in the building, bags, backpacks, suitcases, and other containers; openings around doors and windows; and moving from one apartment to another through pipes and other holes in shared walls.

How to check for cockroaches in your home?

You can solve a problem, once you know there is one. But how do you know if you have cockroaches at your home? Here are some signs that’ll help you know:

      1. Cockroach droppings – They leave a dust of black droppings.
      2. Smeared trails – They leave brown smear marks as they crawl.
      3. Egg capsules – Cockroaches lay eggs in a capsule. This contains multiple eggs.
      4. Shed outer cover – As cockroaches develop from nymph to adult and increase in size, they shed their skin 5-8 times.
      5. Unusual signs of damage – Cockroaches will attack leather and books as well as other organic things.
      6. Unusual odour – When cockroaches urinate in the areas where they reside and slumber, they release a scent that draws other cockroaches to the area.

Where do cockroaches live in homes?

The species of cockroach that has invaded your property and the surrounding environment can affect where a cockroach infestation can be detected. Others can survive cooler circumstances, although some species, which prefer warm and humid environments, are more restricted in lower regions. In general, they’re found in bathrooms, kitchens, laundry rooms, basements, drains, and outdoors in pipelines, garages etc.

How to kill cockroaches at home using home remedies?

Here are a few home remedies for cockroaches to help you get rid of these pesky bugs. These techniques can help you get rid of cockroaches naturally if you don’t want to use pest control chemicals.

      1. Boric Acid

Boric acid is one of the most effective cockroach killer home remedies. Dust a small amount of Boric Acid in corners, near wall cracks and floors. It helps kill cockroaches that come near the Boric Acid. On the other hand, Boric acid is ineffective when wet, so keep it away from wet locations like the kitchen sink. As Boric Acid is hazardous, you should not use it in homes with children and pets.

      2. Baking Soda

This procedure is a typical example of using fish and bait as a cockroach-removal strategy. A mixture of sugar and baking soda is efficient at killing cockroaches and keeping the house pest-free. The sugar attracts the bugs, and the baking soda kills them. So, spray this combination in high-traffic locations and wait for the results.

      3. Neem

This is one of the oldest home remedies in the “how to get rid of cockroaches” guide. Over the years, it has been used as a home remedy for cockroaches and other pests. Mix a tiny amount of neem oil with water in a spray bottle and spray it in areas where they are regularly spotted. You can directly apply neem powder to locations such as wall cracks, corners, and near pipes.

      4. Bay Leaves

If you don’t want to kill cockroaches but just keep them out of your room or residence, this is a wonderful home cure to try. Crush a few bay leaves and place them in your room or other places where you’ll see them frequently. You can also boil some leaves and spray the water in the corners. The odour of bay leaves repels cockroaches without killing them.

      5. Peppermint Oil

Oils are a fantastic home cure for pest control in the house, but peppermint oil is the most efficient oil for keeping cockroaches away from the house out of all the oils. Spray areas where cockroaches are seen frequently with water and peppermint oil. To get rid of house cockroaches, apply this mixture to cracks and holes in the walls.

How to get rid of cockroaches at home?

These are a few conventional methods of getting rid of cockroaches. Some of them require special equipment and assistance from the market.

      1. Glue Traps

Cockroach Glue traps are one of the most effective techniques to kill and eliminate house cockroaches. You can buy glue traps from the store and use them to catch cockroaches in cracks and holes in the walls. When a cockroach treads on the glue trap, it becomes caught and eventually dies. This is how you get rid of all the cockroaches in your house. The disadvantage of this method is that it necessitates the replacement of strips regularly if it becomes infested with cockroaches.

      2. Caulking

This is an excellent way to prevent cockroaches from reaching home and living in holes or cracks. You can get good quality caulk from the market and put it on wall cracks, holes and gaps in the window. It helps seal such gaps making it easy to prevent cockroaches from reaching home. This can also be used as a prevention method and other cockroach killer home remedies.

      3. Liquid Concentrates

Cockroach killing sprays and solutions are readily available in the market that, when sprayed on cockroaches, kill them. This potent liquid should be diluted with water and poured into cracks where roaches usually hide. To destroy all cockroaches that enter the house, mix it with water and clean the floor. Although this procedure is quite successful, you should keep it away from youngsters because it is harmful to their health.

      4. Professional Pest Control

This is the most expensive way to kill and eliminate cockroaches, but it is also the most effective. Professional pest control services can help you get rid of house cockroaches using pest control technology. These experienced companies have dealt with bugs before and can quickly locate them to eliminate this problem forever. This procedure is entirely safe for your children, pets, and family members because professionals do the pest control work. You can identify pest control service providers and schedule an appointment with them on the internet. They will send the allocated pest control team’s contact information and other information. You may add the Mygate apartment security check on the entrance to make the service even safer by allowing only approved pest control workers to access the property after a thorough inspection. You can safeguard the safety of all family members this way.

How are cockroaches harmful to humans?

Cockroaches aren’t just icky – they can actually be dangerous. They’re considered to be an allergen source and asthma trigger, and can carry certain bacteria that can cause illnesses if they’re left on food.

Although cockroaches haven’t been linked to a high number of disease outbreaks, they have been known to carry bacteria that can cause food poisoning if ingested. The World Health Organization (WHO) classifies cockroaches as “unhygienic scavengers in human settlements.” So it’s best to get rid of them if you spot them in your home.

The United States Environmental Protection Agency (EPA) has stated that cockroaches can carry bacteria that, if deposited on food, can cause salmonella, staphylococcus, and streptococcus.

The World Health Organization (WHO) has also noted that cockroaches could potentially play a role in the spread of intestinal diseases, such as dysentery, diarrhea, cholera, and typhoid fever.

      Conclusion

Cockroaches are the most prevalent and dangerous pests found in Indian homes. They can spread germs and diseases such as cholera, dysentery, typhoid fever, leprosy, plague, etc. To protect the family and preserve a clean lifestyle, it is critical to kill cockroaches in the home. Cockroach killer home remedies or successful methods from the “how to remove cockroaches from home” guide are good options.

Apart from the ways mentioned above for cockroach removal, one should also ensure that the kitchen slab is clutter-free, that there are no water leaks in the pipe, and that all wall cracks and holes are filled. This will help prevent house cockroaches from appearing in the first place; if they persist, use the methods from the “how to get rid of cockroaches” guide.
